  • Michael Mugel
  • Chief Executive Officer & Founder

Red Mountain Retail Group is led by Michael Mugel. Michael's entrepreneurial spirit, keen business sense and his unique ability to "find and create great deals" inevitably led him to founding Red Mountain Retail Group in 1999. As founder and CEO, Michael has driven the success of RMRG including continuous growth in equity, profit and cash flow.

In 2000, Michael set out an aggressive business plan to grow RMRG which has proven successful with both portfolio size and value nearly doubling year after year. At the same time, Michael has stayed committed to his core values of property enhancement that add value to communities, crafted with sound economic and design principles.

Providing numerous opportunities for his partners and staff to grow and enjoy the prosperity of RMRG ranks high amongst Michael's long list of accomplishments. Michael earned his degree from University of San Diego in Business Administration.


  • Irene Falcone
  • Chief Operating Officer

Irene Falcone is the Chief Operating Officer of Red Mountain Retail Group, Inc. where she is responsible for all operations and various subsidiary companies. She oversees all groups, divisions and departments including, real estate acquisitions, finance, development, leasing, entitlements, marketing, design & construction, asset management, property management, accounting, treasury, investor relations, legal, human resources and information technology.

In addition and most notably, Irene also represents Red Mountain as the Chief Cultural Officer, where she has the opportunity to share her passion for relationships and the culture of RMRG. She accomplishes this by daily mentoring sessions, coaching and support of the Red Mountain management team, as well as leading by example. Irene is best described as the gatekeeper of the company vision by consistently guarding the integrity of RMRG and its team members.

Prior to the above, Irene was the Deputy Chief Operating Officer, where she led and provided extensive support and management to all organizational departments and various team members. This position required sound leadership in managing senior teams, while also providing increased structure and operational systems that enabled all departments to efficiently function and grow to their optimum potential.

Prior to Deputy COO, Irene was the Vice President of Property / Asset Management, where she originally created an in-house property & asset management department that provided a platform for the company to effectively manage their assets, while keeping pace with the expeditious growth and completion of the various development projects.



  • Carl Roude
  • General Counsel and Senior Vice President, Operations

Carl Roude is the General Counsel and Senior Vice President, Operations for Red Mountain Retail Group, where he is responsible for providing legal advice to the Company and its subsidiaries as well as over seeing the Leasing Department and Asset Management business groups.  Carl also participates in the Company’s strategic planning in order to advance the Company’s vision. 

Prior to Red Mountain, Carl’s was a member of the real estate department of a nationally recognized law firm, and provided legal and strategic advice to various clients, including REITS, Fortune 500 companies and major real estate developers. These clients’ projects included the development of major U.S. and international hotels, the purchase and sale of regional retail centers and commercial office building portfolios and overseeing various mixed use projects, including the redevelopment of the Tustin Marine Air Corps Station and Anaheim GardenWalk. Carl also spent 10 years as the chief transactional attorney for a major automotive company’s North American operations, overseeing all corporate and real estate matters in the United States and Canada.

Carl is a member of the California Bar and a graduate of Boston University Law School. He has been a speaker at various industry conferences and at internal corporate events. His is an avid tennis player and enjoys coaching his son’s baseball team and following his daughter’s career as an aspiring young dancer


  • Michelle F. Bell
  • Chief Financial Officer and Treasurer

Michelle joined Red Mountain Retail Group in 1999 and was a vital part of developing the company vision, where she continues to champion it in her current role as Director of Investor Relations and Taxation. Her extensive knowledge and understanding of the real estate industry and real estate taxation offers RMRG the ability to effortlessly complete complicated and challenging transactions. Throughout Michelle’s tenure, she has been responsible for acquisitions, dispositions, finance, accounting, taxation, corporate compliance and investor relations.

Committed to creating extraordinary relationships, Michelle’s role in Investor Relations allows her to connect with our investors on an intimate and genuine basis. She supplies information and assistance on a personalized level tailored to meet their specific needs.

Michelle graduated from California State University Fullerton and earned her CPA from Arthur Anderson & Co. Her real estate industry experience where she held positions extends to Donald L. Bren Company, Bren Investment Properties, Inc., First City Industries, Inc., B & B Custom Builders, GVD Investments, Inc. and Resource Capital Group.


  • Pete Oakley
  • Vice President of Asset Management

As the Vice President of Property and Asset Management, Pete Oakley is responsible for the overall oversight, strategy and direction of the Red Mountain Retail Group portfolioand all due diligence in conncetion with the Company's real estate acquisitions and dispositions. Through this position, Pete creates superior value and returns for ownership and our investors through innovative management strategies and services.

Combining financial expertise with asset level experience, Pete provides a background with diverse experience in all aspects of real estate development, operations, and finance.

As the former Senior Vice President and Chief Operating Officer of Realty Income Corporation, Pete assumed profit and loss responsibility for Crest Net Lease, Inc., a subsidiary of Realty Income Corporation. He assisted in the acquisition of assets at a cost of over $130 million over a two year period and consistently maintained an occupancy rate in excess of 97%.

Prior to his position at Realty Income Corporation, Pete was the Chief Financial Officer and Vice President of Operations for Forecast Commercial Real Estate Services. Prior to that, he was the Associate Vice President for Trust Company of the West, and he was also the President of Inland Cities Consulting Real Estate Advisors.

Pete is a graduate of California Polytechnic University of Pomona with a Bachelor of Science in Business Administration. In addition, he is a Certified Public Accountant, a licensed California Real Estate broker, and a member of the International Council of Shopping Centers.


  • Paul Perkins
  • Vice President, Finance

Paul E. Perkins joined Red Mountain Retail Group in 2006 as Vice President of Finance. He has negotiated and closed a wide variety of commercial real estate and finance transactions, including property acquisitions (of real property, privately held real estate operating companies and debt secured by real property), dispositions and financing (both debt and equity). Paul’s gained experience with both public and private real estate operating companies and real estate investment brokerage, including CB Richard Ellis.

Before embarking on Red Mountain, Paul was the Senior Vice President of Investments of American Spectrum Realty, Inc. (Ticker: AQQ), a publicly traded real estate investment and management company who own office and office/warehouse properties throughout the southwest United States. He was responsible for the company’s acquisitions, dispositions and financing activities.

Prior to AQQ, Paul headed the Finance and Investment Department at CGS Real Estate Company, Inc., a private real estate investment company. Within the duration of his stay, the company acquired $750,000,000 of commercial properties, mortgage debt and real estate companies. Paul was instrumental in taking CGS public as part of a “roll-up” transaction, as AQQ, on the American Stock Exchange.

Paul received a degree in business finance from the University of Southern California in 1988 and a master’s degree in real estate investments from New York University in 1994


  • Kathryn M. Riehl, SPHR
  • Director of Human Resources

Kathryn M. Riehl is the Director of Human Resources at Red Mountain Retail Group. She is responsible for the management of all human resources, team building and administrative functions. Her team is dedicated to recruiting, retaining and motivating team members to be all they can be.

Before coming to Red Mountain Retail Group in 2005, Kathryn held various human resources management positions in industries such as high tech, manufacturing, hospitality, fine art retail, and wireless telecommunications. In 2004 she earned a second certification in Human Resources Management from Cal State Fullerton. She is also an active member of PIHRA and SHRM.

Kathryn has over 20 years of Human Resources Experience and is a SHRM certified Senior Professional of Human Resources. While earning her Certification in Human Resources Management from Cal State Long Beach in 1991, Kathryn worked her way up in Human Resources in the high tech industry.


  • Eric Nelson
  • Vice President of Entitlements

Eric A. Nelson is the Director of Entitlements for Red Mountain Retail Group, where he is responsible for any and all issues that require governmental review(s), approvals and day to day oversight of the Entitlements Team. Today, this team consists of four entitlement managers that process all of the necessary approvals through the governmental process. Additionally, this dedicated team works closely with neighborhood groups and community members during the approval process to insure all concerns are addressed.

Preceding Red Mountain, Eric worked as a broker with a national real estate brokerage firm and earned rookie of the year along with several other distinct awards. While working as a broker, Eric struck one of his first deals with Red Mountain Retail Group. He was ultimately hired in early 1999 as Red Mountain’s fifth employee.

Throughout the first few years with Red Mountain, Eric created what is now known as TBI, Inc., Red Mountain’s in-house design and construction department. During that period, Eric was responsible for all phases of the construction process, including entitlements, permit and actual construction.

From the beginning, Eric has always been intrigued with the entitlements process and collaborative effort that is required to gain all the necessary approvals for the development and re-development of shopping centers. As Red Mountain grew, Eric shaped the entitlements department and has since handed off his role in design and construction to another devoted team to enable himself to focus his time and effort on the entitlements portion of the business.

In addition to his roles and responsibilities at Red Mountain, Eric participates on several boards and committees and belongs to the following professional organizations.

  • Susan Robertson
  • Director of Marketing

Susan joined Red Mountain Retail Group in 2004 and is responsible for the foundation and subsequent growth of the Marketing Department and the Red Mountain Retail Group brand. Her innovative group is responsible for all aspects of marketing at RMRG, including the infamous Client Appreciation Party held each year in Las Vegas at the ICSC trade show.

With an extensive background based in the high-tech industry, Susan brings a fresh perspective on Marketing to the real estate industry. Her passion and commitment to growing the Red Mountain Retail Group image is displayed not only through trade shows, ad campaigns, press releases and the website, but also through her work on the internal Vision Committee.

Susan is a graduate of the Graziadio School of Business and Management at Pepperdine University with a BS in Management. She is also a member of the International Council of Shopping Centers, as well as the Business Marketing Association.
